¿Qué riesgos corro si mi hermano me ayuda con el enganche y firmando en el préstamo porque no me lo dan en este momento? La verdad es que tengo miedo que mi cuñada le meta cizaña a mi hermano y me quieran quitar la casa en el futuro.

Si uno de joven no estudiaba y se preparaba para el examen, las cosas nunca terminaban bien. En otras palabras, comprar una casa cuando no estás preparada te traerá más problemas que solo lidiar con el monstruo de tu cuñada. Primero que todo, el hecho de que no calificas para el préstamo significa que no solo no debes, sino que no puedes comprar esta casa. El banco sabe que, según tu situación financiera actual, no puedes pagar esta casa y por eso te pide un codeudor. Si además no tienes el dinero para el enganche y los costos de cierre, es obvio que estás poniendo la carreta enfrente de los caballos, o sea que las cosas no van a terminar bien.
Si necesitas que tu hermano te ayude firmando y con el enganche, es como darle las llaves de la casa a tu cuñada para que entre y salga cuando se le dé la gana. Cuando alguien te presta dinero o firma por ti, la relación cambia de familiares a amo y esclavo. El día que se te compliquen las cosas un poco, ellos recibirán las cartas del banco porque ellos firmaron como codeudores, lo que significa que tu cuñada tendrá razón demás para poner a tu hermano en tu contra. El banco sabe que los verdaderos responsables por ese préstamo son ellos ya que ellos sabían que tú no podías con el pago mensual. Si te das cuenta digo “ellos” porque este trato no sería solo con tu hermano. Aunque sea tu hermano, el monstruo de tu cuñada duerme con él todos los días y ahora te va a ver como una carga para su familia.
En vez de tener que soportar las caras de tu cuñada y los comentarios que, sin duda, se harán presentes en las reuniones familiares, mejor evítate todo eso comprando la casa tú sola. Si simplemente no es el momento para comprar, no lo apures. Usa el tiempo de espera para empezar a vivir con más orden en tu vida financiera y, dentro de poco, estarás firme en una posición donde podrás comprar o construir tu casa tú solita. Antes de comprar casa, la meta es estar sin deudas y tener un fondo de emergencias de 3 a 6 meses de tus gastos mensuales. Ya que estés ahí, el siguiente paso es juntar un enganche mínimo de un 10%, pero es preferible un 20%, ya que aumenta exponencialmente la probabilidad de que te aprueben el préstamo y, aparte, recibes los mejores intereses y te evitas cargos internos bancarios que hacen tu pago más alto.
Si compras tu casa así, te aseguro que tu cuñada se sentirá tan orgullosa de ti que hasta te va a ayudar a decorarla.
